Project title: New build on brownfield site

Client: Mr & Mrs R Nutbourne

Project value: £150,000

Project description: The clients own a property with an additional strip of land in the New Forest National Park. The strip of land that does not act as part of the garden currently houses a large garage for the property, This structure is practically derelict and sits within a poorly maintained and overgrown garden. The clients were seeking to create a small one-bedroom dwelling on the site.

Key features:

  • Small plot
  • Classified road restrictions
  • National Park status

Various designs were issued with two being submitted for planning. Both were rejected by the National Parks Authority and the latter design lost on appeal. The latter design was innovative and made good use of the available space. It is considered that the local authority was contradictive in its approach to planning approvals with officers often stating they are looking for new design but not authorising it when an opportunity presents itself.
